
Process
A typical design project will usually consist
of the following phases:
I. Preliminary Design
The purpose of the preliminary design phase is to gather data about the existing conditions of your house. This phase will consist of documenting your house by measuring and photographing it. This information will be used to provide the basis for the necessary drawings to describe the scope of work for your project.
Based upon a site survey provided by the client, a zoning review is performed at this time to review the conformity of your project with respect to such items as setback and coverage requirements.
II. Schematic Design
During the Schematic Design Phase a sketch design is presented for your review. These conceptual drawings will examine the project’s spatial requirements through floor plan and exterior elevation drawings.
III. Design Development
Based upon the comments from the schematic design meeting, a more finalized design is prepared. The loose schematic drawings become more refined into a scaled set of plans. Details and strucutral elements begin to be developed. These drawings will define the floor plans and exterior elevations and are used as the basis for the Construction Documents.
IV. Construction Document
Upon the client’s written or verbal approval of the design development drawings, construction drawings are prepared. The construction documents typically consist of the following:
- Site Plan -based upon the site survey that is to be provided by you.
- Zoning information - indicating the required and proposed setbacks, and lot coverages.
- Foundation plan
- Floor Plans - indicating dimensions, framing, beams
- Elevations - indicating exterior finish materials (siding, trim, roofing)
- Sections - indicating the floor, wall, and roof construction
- Electrical Floor Plan - indicating electrical outlets, switches, and general lighting.
